Some stellar feedback for our senior associate Sarah McCaffery π¬
Following a hands-on approach, Sarah left her client feeling not only at ease but clued up on every step. Here's what they had to say:
βSarah at Ledingham Chalmers provided a fantastic service. From our very first call, I was impressed by her advice.
"Throughout the entire process, Sarah kept me informed, explained complex issues in simple terms, and provided sound advice. It was evident that Sarah was commitment to achieving the best possible outcome for me.
"I am incredibly grateful for the professionalism, patience and empathy during a stressful situation, and I would not hesitate to recommend Sarah and Ledingham Chalmers to friends and family if they were ever in a similar situation.β

Small touch, big impact π
Members of our Crafty Club have been busy over the past months knitting and crocheting a pack of teddies for donating to local emergency service, hospitals and charities to comfort children and adults.
Known as Trauma Teddies, they make a huge difference to those experiencing distress and are a vital tool to help first responders and medical staff to alleviate anxiety in scary situations.
Great work team!

Can a cohabitant claim on the death of their partner where there is no will?
Many people assume that years spent building a life together come with the same legal protections as marriage - but the law draws a clear line. Without a will, a surviving cohabitant can find themselves in a very difficult position.
Jane Rattray, legal director, explores in her useful guide on Section 29 of the Family Law (Scotland) Act 2006. Head to the comments to read the blog.

Where do you raise a claim for rent arrears once a tenancy has ended? π
In the Your Home Partners vs Kellichan and Hood case, the court addressed whether post-tenancy rent arrears should be treated as ordinary debt recovery in the Sheriff Court, or if they remain under the exclusive jurisdiction of the First-tier Tribunal.
The ruling carries distinct implications for landlords regarding case speed and the recovery of legal costs. Our trainee solicitor, Amy Manson, explores the case - get the link to the blog in the comments.

Has a telecoms operator been in touch about 'renegotiating' your site agreement? π
If so, it's worth knowing exactly where you stand - because the law has shifted considerably in the favour of the operator.
Since 2017, the Electronic Communications Code has given operators significant powers to push for new agreements on much more favourable terms. For landowners with pre-2017 leases, that can mean a sharp drop in rental income and less room to push back.
Our Legal Director, Karen Cameron Latif shares a practical guide on what landlords need to know, including five steps every landlord should take when a renegotiation is on the horizon.
