• HZ portfolio occupancy is on the rise as supply and demand rebalance
• 1031 exchange activity reached $4.5 billion in the first half of 2026, up 22% year over year
• The HZ Evergreen Fund now holds 10 properties across five states, with four paths to invest, including a 721 exchange for property owners looking to contribute real estate for fund shares

At the midpoint of 2026, the multifamily recovery continues to progress.
Supply and demand are coming back into balance, occupancy is rising, and banks are healthy and lending again — bringing back 1031 exchange capital to the sector. The HZ Evergreen Fund continues to grow with its 10th property contributed from our nationwide portfolio, and it now offers investors the ability to invest cash, as well as contribute property directly through our 721 exchange platform in exchange for Fund shares.
CEO Kurt Houtkooper shares Hamilton Zanze's Mid-Year Outlook on these shifts and what they mean for investors.

The best path depends on your timeline, your tax situation, and the legacy you want to leave your heirs.
