Beacon Park in Jupiter is still moving through Town review: about 103 homes proposed near Jupiter Community Park. No builder, pricing or construction timeline has been confirmed in any Town document.

I'd rather you hear that now than plan around a home that doesn't exist yet.

Florida voters approved Amendment 3. 🏡

With 60% needed, it passed with 61.98% Yes (unofficial results, not yet certified).

Here's what it means for homeowners here on the Treasure Coast and across Florida:
• The non-school homestead exemption goes up to $150K in 2027
• Then to $250K in 2028
• The assessment cap on non-homestead property drops from 10% to 5%

Our hearts are with Greenacres this morning. Nine people lost their lives when a jet went down near Military Trail and 10th Ave N on Sunday, and about 600 neighbors from the nearby mobile home community were forced from their homes.

If you or someone you know needs help:
• Evacuees are being sheltered at the Greenacres Community Center, 501 Swain Blvd.
• Dial 2-1-1 for local help with shelter, food and other needs.
• The American Red Cross is supporting displaced residents.
• Military Trail is closed between 10th Ave N and Purdy Ln/Alameda Dr until further notice. Use 10th Ave N or Purdy/Alameda east-west and Haverhill or Kirk Rd north-south.

With heavy rain this week, please don't drive through standing water.

Stuart, keep an eye on Lake O this winter 🌧️

No Lake Okeechobee water is flowing to the St. Lucie River right now, and the water management district's flow target for the St. Lucie is still zero (SFWMD, Oct. 29).

But water managers told TCPalm this could be one of the wettest winters on record. A strong El Niño is expected to keep rain above normal into spring, and Army Corps modeling for the dry season shows Lake O anywhere from 14.4 feet to a worst case of 18.7 feet. It was about 12.5 feet in late October. The high end would require "substantial releases," Col. Brandon Bowman said. "It's something we will be watching very closely."

Nothing is decided, and a lot depends on how much rain actually falls. If you own on the St. Lucie, or you're shopping waterfront in Stuart, Palm City or Sewall's Point, this is one to follow. I'll share updates as they come.

Big decisions ahead for North County Airport off Beeline ✈️

Palm Beach County commissioners voted unanimously on Oct. 20 to open the next chapter of North Palm Beach County Airport to competing bids instead of making a deal with one company (WFLX).

The offer that started it came from Jeff Greene's company, Jet Greene: $30 million for 131 acres of county land along Beeline Highway, plus a 50-year lease on 40 acres for a second private-jet operator with a terminal, hangars and fuel. His pitch was that the money would cover the county's planned runway extension, from 4,300 to 6,000 feet (Stet News). Other aviation companies have already said they want in.

Airport officials say no commercial airline flights are planned, and the 131 acres are meant for light industrial use. Bid terms are expected early next year, and no plan for the land has been approved.

If you live in Avenir, Mirasol, PGA National or anywhere off Beeline, this is one to watch. What gets built nearby matters for traffic, noise and how buyers see a neighborhood.

Mr. C Residences gets final OK in downtown Boca 🏙️

Boca Raton's Community Redevelopment Agency board (the City Council sitting as the CRA) approved the revised plan 4-0 on Oct. 26. The 12-story building on SE 4th Street goes from the 190 rentals approved in 2023 to 133 Cipriani-branded condos, with a ground-floor restaurant of about 6,000 square feet.

City staff projected 32 fewer daily car trips than the old plan, and the project needed no variances or waivers. The developers say it's about half sold with homes starting at $2.2 million, and construction is set to start in early 2027 for delivery in 2029 (Markets of Tomorrow).

Fewer, larger homes and a new restaurant a few minutes' walk from Mizner Park. Downtown Boca keeps getting more walkable, and walkability is high on a lot of buyers' lists.
